Boiler Installation in Bradford on Avon — Fixed Price, Done Properly

Fixed price agreed before we start. Gas Safe registered (622049). Up to 12 years’ warranty on a new boiler. We fit boilers across Bradford on Avon and the villages round it — and in a town built out of solid stone on the side of a hill, that is not the same job as fitting one on a new estate. Bath Eco Heat van — Gas Safe boiler installation in Bradford on Avon

A Bradford on Avon Install Is Not a Standard Install

Most quotes you get for a new boiler assume a fairly ordinary house: cavity walls, a straightforward outside wall to put the flue through, and a gas supply that is up to the job. Large parts of Bradford on Avon are none of those things.

The tall stone terraces stacked up the hill, the Georgian fronts on Silver Street and Market Street, the converted mills down by the river — they all throw up something. Sometimes it is the flue. Sometimes it is a gas pipe laid when the house had a back boiler. Sometimes it is simply that there is nowhere obvious for the boiler to go. We survey properly before we price, so the number we give you is the number you pay.

Getting the Size Right in a Solid Stone House

This is where a lot of installs in this town go wrong before they start. Solid stone walls have no cavity and no insulation, so they lose heat far faster than a modern build. The lazy answer is to fit a big boiler and hope. That is the wrong answer.

An oversized combi in a stone cottage short-cycles — it fires, hits temperature almost immediately, shuts down, and starts again. It wastes gas, wears itself out early, and never runs at the efficiency printed on the box. We work out the actual heat loss for your property and the radiators you have, then size the boiler to that. In a lot of Bradford on Avon cottages the right boiler is smaller than people expect.

Combi, System or Regular — What Actually Suits Your House

Short version: it depends on your hot water, not your heating.

  • A combi suits most of the smaller terraces and the flats at the old mill — one bathroom, no tank, no cylinder, and you get your loft or airing cupboard back.
  • A system boiler with an unvented cylinder is usually the right call in the three-storey houses, especially if you have had a loft conversion and now run two bathrooms. A single combi asked to feed a top-floor shower and a downstairs bathroom at the same time will disappoint you, and no amount of turning it up will fix that.
  • A regular (heat-only) boiler still makes sense in some of the bigger period properties where the pipework and cylinder are sound and ripping it all out would cost more than it saves.

We will tell you which one fits your house and how you actually live in it. If a cheaper option is the right one, that is the one we will quote.

Flues, Listed Buildings and the Conservation Area

This is the single biggest thing that catches people out here. A large slice of the town is listed or sits inside the conservation area, and a flue cannot simply be punched through the front of a listed elevation because it happens to be the shortest route from the kitchen.

What that means in practice: the flue usually has to terminate on a rear or side elevation, out of public view. Sometimes that means a longer flue run, or a plume management kit to take the steam away from a neighbour’s window or a footpath — the lanes and passageways here are narrow, and flue terminals have minimum distances from openings and boundaries that have to be respected. Occasionally it means the boiler is better off somewhere else in the house entirely.

None of that is a problem. It just needs to be worked out at survey stage rather than discovered on the morning of the install, which is exactly what happens when someone quotes your job off a phone call.

The Gas Supply Question Nobody Mentions

Plenty of older Bradford on Avon houses still run on a 15mm gas supply — fine for the appliance that was there in 1985, not fine for a modern combi that wants a lot of gas the instant you run a tap. If the pipe cannot deliver, the boiler will never make its rated output and you will spend the next five years blaming the boiler.

We check the gas rate and the pipe run as part of the survey. If it needs upgrading to 22mm, we tell you up front and it goes in the quote — not as a surprise on the day.

What Is Included in the Fixed Price

  • A proper survey before we quote — not a guess over the phone
  • The new boiler, fitted, commissioned and registered
  • A chemical flush or power flush of the system, so the new boiler is not immediately fed with sludge from the old one
  • A magnetic system filter fitted as standard — most manufacturers now require one for the warranty to stand
  • A scale reducer where it is worth fitting, because the water here is hard
  • Flue, condensate and any pipework alterations needed to do the job properly
  • New controls where they are needed, so you can actually run the thing
  • Building Regulations notification and your Gas Safe and Benchmark paperwork
  • The site left clean and the old boiler taken away

Most straightforward swaps are done in a day. Changing from one system type to another usually takes two. You will know which before we start.

The Boilers We Fit

We fit Worcester Bosch, Vaillant, Viessmann, Ideal and Baxi — all mains gas. We are Viessmann trained, so their boilers go in exactly to spec and the manufacturer warranty stands. Warranty length depends on the make and model, and runs up to 12 years on the right unit. We will be straight with you about which boiler earns its money in your house and which one is just a bigger badge.

Thinking About a Heat Pump Instead?

Some properties around Bradford on Avon suit an air source heat pump well — usually the better-insulated ones, or the newer builds with room outside for the unit. Plenty of the solid-stone cottages, honestly, do not suit one yet without serious insulation work first. We will give you a straight answer either way rather than talking you into something that will not perform. Have a look at our air source heat pump page if you are weighing it up.

After the Install

A new boiler needs an annual service to keep its warranty valid — that is a condition of the cover, not a sales pitch. We look after that for you: see boiler servicing in Bradford on Avon. And if anything ever goes wrong, boiler repairs in Bradford on Avon is us too — the same firm that fitted it, not a call centre. You can also spread the cost of looking after it with our boiler care plans.
