Bathwick is one of Bath’s most elegant quarters, just east of the river — think Great Pulteney Street, Sydney Gardens and the grand Georgian townhouses that run up Bathwick Hill, alongside Victorian villas and homes near the Kennet & Avon Canal. Much of it is listed or in the conservation area, and the housing is largely period, solid-walled Bath stone.

Those grand period homes have big rooms and high ceilings and lose heat faster than a modern build, so they need to be sized carefully — a proper heat-loss calculation, not a guess — and flue positioning takes real thought in a listed or conservation-area property.
