What is a CP12 (Landlord Gas Safety Certificate)?

A CP12 — properly called a Landlord Gas Safety Record, or LGSR — is the certificate that proves every gas appliance and flue in a rented property has been checked and is safe to use. If you let out a property in Bath with any gas at all — a boiler, a gas hob, a gas fire or a warm-air unit — the law says you must have a valid one in place.

It’s not an optional extra. Under the Gas Safety (Installation and Use) Regulations 1998, arranging an annual gas safety check on your rental is a legal duty that sits with you as the landlord. We carry out the check, and if everything’s safe we issue your certificate. If something isn’t right, we tell you straight and help you get it sorted.

How often do you need a CP12?

Once every 12 months, without fail. Here’s what you actually need to keep on top of:

  • Every 12 months — a fresh check on every gas appliance and flue in the property.
  • Renew up to 2 months early and you keep your existing annual date — so it never quietly lapses.
  • There’s no grace period. The day the certificate expires, you’re in breach.
  • Give your tenant a copy within 28 days of the check — and to any new tenant before they move in.
  • Keep every record for at least 2 years.

Let it slip and it’s more than a paperwork problem. Without a valid CP12 you can’t serve a valid possession notice, your landlord insurance may not pay out on a gas-related claim, and you’re open to prosecution — fines of up to £20,000 in the magistrates’ court and unlimited fines in the Crown Court. Not worth the risk when a check starts at £75 +VAT.

What the gas safety check covers

For every gas appliance and its flue, we go through the checks that keep your tenants safe:

  • The appliance is on the correct gas and burning properly
  • Gas tightness — no leaks anywhere on the system
  • The appliance is operating at the right pressure
  • Enough ventilation and air supply for safe combustion
  • The flue is clearing the products of combustion the way it should
  • All safety devices are working as they’re meant to

The two big dangers we’re looking for are gas leaks and carbon monoxide. If anything’s unsafe, we’ll make it safe or advise you there and then, and note it clearly on the record. No jargon, no scare tactics — just an honest picture of where the property stands.

How it works

1Book your visitCall, WhatsApp or send us the address and we’ll find a slot that works — including between tenancies.
2We inspect every applianceWe check every gas appliance and flue properly — no rushed tick-box job — and make anything unsafe safe.
3You get your CP12 digitallyYour certificate is emailed the same day, ready to hand straight to your tenant or agent.

What happens if something fails the check?

Occasionally an appliance isn’t safe to leave running — and if that’s the case, there are no nasty surprises. We’ll explain the fault in plain English, make the appliance safe (or turn it off and label it if it’s genuinely dangerous), and give you a fixed quote before we carry out any repair. Nothing gets spent without your say-so.

Once it’s fixed and safe, we reissue your CP12 straightaway so you’re compliant again. If it’s a bigger fault, we can talk through boiler repairs or a replacement — but only if it’s actually needed.

Booked fast — sorted between tenancies

A void between tenants costs you money, so we don’t hang about. We turn CP12s around quickly — often within a day or two — and we’ll fit around your check-out and check-in dates so the property is compliant the moment the new tenant picks up the keys.

Your certificate is emailed the same day as the check, so you or your agent can hand it straight to the incoming tenant and hit that 28-day rule with room to spare. And we’ll flag your renewal before it’s due, so you’re never caught out — more on that at the bottom of the page.

For letting agents managing multiple properties

If you’re running a portfolio across Bath, one call sorts the lot. We work with letting agents and property managers throughout BA1, BA2 and the surrounding villages, and we make gas compliance the easy part of your week:

  • One point of contact for every CP12 on your books
  • We coordinate access directly with your tenants
  • Digital certificates emailed to your compliance inbox, clearly labelled by property address
  • Renewal reminders so nothing lapses on your watch
  • Priority slots for urgent check-outs and new tenancies

Whether it’s 3 properties or 300, we’ll keep your gas records straight and your properties compliant. Call 01225 970248 and ask about portfolio pricing.

Not a landlord? Gas safety checks for homeowners

You don’t have to be a landlord to want peace of mind. We also carry out gas safety checks for homeowners — handy before winter, when you’re buying or selling, or after moving into an older Bath property. Same thorough check, same honest advice.

Why Bath landlords trust Bath Eco Heat

We’re Bath based and we know the housing here. A lot of the city’s rentals are period properties — Georgian and Victorian terraces in Oldfield Park, Widcombe, Bear Flat and Twerton carved up into flats, plus student and HMO lets near the two universities. Older homes come with their own gas quirks: back boilers, tired gas fires sat in original fireplaces, tight airing-cupboard combi installs. We’ve seen the lot, and we check it properly rather than rushing a tick-box job.

CP12 questions, answered

Is a CP12 a legal requirement?

Yes. If you rent out a property with any gas appliance, the Gas Safety (Installation and Use) Regulations 1998 require you to have an annual gas safety check carried out by a Gas Safe registered engineer and to keep a valid record. It’s a legal duty, not a choice.

How long does a CP12 take?

Usually 30 to 45 minutes for a property with a single boiler. It takes a bit longer where there are several gas appliances to work through, but most Bath flats and terraces are done inside the hour.

How much is a CP12 in Bath?

From £75 +VAT for a single appliance, which covers most flats and houses running off one combi boiler. Extra gas appliances are £15 +VAT each, and we can do your CP12 and a full boiler service in one visit from £120 +VAT. The price is fixed before we start.

What happens if an appliance fails the check?

We’ll make it safe or advise you on the spot, and note it clearly on the record. Where something needs fixing, we’ll explain what’s wrong in plain English and give you a straight quote to put it right — then reissue your CP12 once it’s safe. No pressure.

Do I need to be there for the check?

Someone needs to give us access, but it doesn’t have to be you. For rented properties we’re happy to arrange access directly with the tenant so you don’t have to take time off.

How quickly can you come out?

Often within a day or two. If you’re between tenancies we’ll prioritise your check-out and check-in dates so the property’s compliant before the new tenant moves in.

What’s the difference between a CP12 and a boiler service?

A CP12 checks that your gas appliances are safe and gives you the legal record you need as a landlord. A boiler service cleans and maintains the boiler to keep it running well and hold the manufacturer’s warranty. They’re different jobs — and we can do both in a single visit.

★★★★★

“Luke came to our rescue for a replacement boiler and gas safety certification for some rental properties. His communication and project planning is great and the timescales he worked to were very reasonable. Overall very impressive and is definitely our go-to engineer for any future repairs or servicing we may need.”

Michael Lydford — Boiler replacement & landlord certs, Google
★★★★★

“Booked in to get our boiler serviced. I got clear and good communication from Luke on what service I was getting and between what time. On the day I received a text to let me know they were on the way. Friendly and efficient. We received our certificate and a breakdown of what was checked within a couple of hours.”

Sophie Hoskins — Annual boiler service, Google
★★★★★

“Of the three companies that tendered for the job, Luke’s proposal was by far the most attractive. He’s professional, enthusiastic and a very good problem solver. We now have a state-of-the-art heating system, far more efficient and user friendly. I’d highly recommend this firm.”
